Our Steam Plant Operator assists the shift Unit Supervisor at our 18 MW wood-fired biomass power plant in Springfield, NH. Operators are responsible for the operation and maintenance of the steam boiler and auxiliary steam equipment such as pumps, compressors, turbines, and generators. Overtime is often required, but not guaranteed. The plant is operational 24/7, and this role will be required to work overtime, nightshift, and vacation/emergency relief as defined by shift rotation schedule.

Major Duties / Responsibilities:
Report equipment problems that jeopardize plant operations or safety to the unit supervisor.
Ensure that plant operating logs are kept current; inform plant management of equipment in need of repair, or conditions out of normal.
Operate auxiliary equipment; start/stop equipment; open/close valves; clean/operate demineralizers; test/treat boiler and cooling tower water as directed.
Perform maintenance tasks as directed.
Operate wood yard equipment and computer system as needed.
Clean designated work areas utilizing brooms, mops, and buffers.
Act as a team member with all employees; comply with all NE Renewable Power policies and procedures.
Carry out other duties as assigned.

Our Control Room Operator (CRO) is the shift lead and is responsible for the safe and efficient, day-to-day operation of the power plant. This includes the daily operation, monitoring and documentation of the various plant process components, instrumentation and other feedback to the Control Room control interfaces in order to access proper operational function. A heightened level of safety awareness and process awareness is required to be able to determine when to call in appropriate support from the plant maintenance and management team when needed. The CRO monitors and documents all process variables that pertain to plant performance and system/component reliability and capacity and therefore must be qualified and capable of understanding the correct operation of plant system’s mechanical, electrical and instrumentation/controls components and process flow, and be able to perform corrective action when appropriate. The CRO must be proficient in clear communication with plant personnel, including the shift team and other onsite personnel during process upset situations, and be comfortable with making decisions that will affect the plant process. The CRO must be able to operate the PLC-based control system as well as some of the control room’s older analog systems.

Major Duties / Responsibilities:

Start-up, operate, shut down and secure equipment under normal and emergency conditions from the control room or in the field.
Troubleshoot and perform basic mechanical skills to assist the facility team with preventative and reactive maintenance activities.
Understand the process and process components in order to be able to properly access and carry out equipment and system’s proper lock out-tagout (LOTO), de-energization, zero energy verification, etc.
Ensure all plant rounds are completed for the inspections of all facility machinery for malfunctions and / or potential failures.
Maintain all logs and records as required to record complete operating conditions for the facility and report any irregularities.
Ability to understand, perform and ensure the completion of facility water chemistry testing and the active dosing and adjustment of control treatment chemicals within recommended limits. Repair and calibrate equipment as required.
Identify hazardous and/or unsafe conditions or work practices, notify supervisor and take action to correct as required.
Must have the ability to understand process controls, monitor equipment and evaluate the plant production equipment and output, including efficiency and related variables.
Monitor process variable feedback from controls (temperature, pressure, flow, etc.) for long term variances from normal trends and responds to the variances and issues instructions to ensure continued safe, reliable, and cost-effective power generation from the facility, while maintaining environmental standards.
Be able to perform and ensure the routine preventive maintenance of components associated with ash removal, boiler and fuel systems, valves, pumps and other system components.
Develop and maintain operating procedures to ensure consistent and safe operation.
Conduct or assist in scheduled and forced outage maintenance work.
Supervise, coordinate or assist contractors performing work at the facility.

Key Responsibilities

Engineering Operations & Project Management

Specialized Systems: Oversee maintenance and repairs for all JLL maintained assets including commercial kitchen hood systems and critical infrastructure.

Infrastructure Strategy: Coordinate and execute critical building activities, such as electrical shutdowns following client and JLL Protocol; with advance notice in an R&D environment.

Vendor & Landlord Relations

Vendor Management: Supervise the Facilities Coordinator (Engineering) in managing the internal vendor team, owning all vendor activity, performance, and contract compliance.

Landlord Liaison: Serve as a primary Point of Contact (POC) for the Landlord regarding all engineering activities and building-wide technical coordination.

Procurement: Evaluate vendors and suppliers regularly to ensure quality service and competitive pricing.

Compliance & Safety

Safety Leadership: Implement and monitor all JLL and client-specific health, safety, environment, and risk management policies including technical oversight for emergency response, incident response and root cause analyses. Ensure accurate and up to date Methods of Procedures (MOP) and Job Hazard Analyses (JHA).

Regulatory Standards: Ensure all site operations comply with OSHA standards, local codes, and Fire Safety requirements.

Reporting: Prepare and submit comprehensive maintenance and portfolio reports, including energy usage, UPS battery status, and financial variances.

Financial & People Leadership

Qualifications & Skills

With guidance, operates all aspects of APC system safely and accurately. Adjusts APC system so that system performance is equal to or slightly above facility average. Works with maintenance to troubleshoot problems and assesses probable cause with assistance from Plant Operator.
Maintains work areas in a clean, neat, and orderly condition at all times.
Completes the Corporate and Plant Training Programs within the time frame prescribed.

Summary: The Operations & Maintenance Manager is responsible for the strategic direction and leadership of all operations & maintenance functions in a 29 MW dual fueled, combined cycle power plant. The incumbent will safely and efficiently supervise the development and direction of the team to maximize plant availability and reliability while driving revenue and technical productivity. Working collaboratively with other Plant Management, he/she must ensure that all team members and contractors working comply with all regulations and conform with all company standards and protocols. This individual will supply critical information to the Plant Manager concerning operations & maintenance matters in addition to leading his/her team in the achievement of company goals and objectives.

Job Description:

•Drive a safety-first culture, with additional focus on compliance, teamwork and operational excellence;

Requirements:

Education
•High School graduate or equivalent
•Professional Engineer (P.Eng.) designation in mechanical engineering, or a bachelor’s degree in engineering, is strongly preferred; equivalent technical education and demonstrated experience will be considered.
Experience
•Minimum of 10 years’ experience in power plant operations and maintenance, including at least 5 years in an Operations & Maintenance Manager, Maintenance Manager, or equivalent management role, preferably in a natural gas combined cycle or cogeneration (CHP) plant. This is a leadership role rather than an entry point into management; direct prior experience managing an O&M or maintenance function is expected.
•Direct experience with combustion turbines and heat recovery steam generation equipment in a combined cycle or cogeneration setting, working knowledge of plant control systems, and familiarity with PJM market operation are strongly preferred. Equivalent experience will be considered for an otherwise well-qualified candidate.

As an Electric Utility Substation Operating Mechanic Apprentice, employees are engaged in an on-the-job training program designed to provide the knowledge, skills, and experience necessary to perform all required operations and maintenance activities within substations, network stations, subsurface and indoor vaults as well as customer substations.  Training is conducted in the field and in the classroom (classroom training is held at our Wareham, MA location).

Successful apprentices will utilize their strong mechanical aptitude and technical troubleshooting skills to resolve equipment issues and support daily operations.  Candidates with backgrounds in hands-on trades, mechanical, or construction service-oriented industries transition incredibly well into this role.

Employees in the Substation Operating Mechanic Apprenticeship program and are required to progress to the position of fully qualified Operating Mechanic. To progress to the journey level position, the incumbent must satisfactorily meet the requirements of the apprentice program, including passing periodic evaluations and exams as set forth in the program.

Perform standardized or prescribed assignments involving a sequence of related operations for the purpose of learning standard work methods and to develop work knowledge, skills, and abilities. For training and development purposes, assignments will include work of the fully qualified Operating Mechanic position.

Perform all phases of substation operations and maintenance on 4 to 345kV electrical equipment, as well as DC and other auxiliary control system. Such equipment may include transformers, circuit breakers, and battery systems.

Troubleshoot mechanical and electrical systems, read and understand schematics, electrical one line, and control wiring diagrams.

Assist in the performance of various tests with Field Engineering, and other crafts, where required.

Perform switching and tagging on equipment at all voltages as directed by the system operator or supervisors in accordance with established Eversource procedures.

Perform monthly inspections and gather all necessary data for the generation of reports and updating records. Make repairs and corrections on any abnormal findings. Maintain substation logs and equipment records.

Under close directive or general supervision, use appropriate hand and power tools to perform tasks in connection with the above activities, without limitation to the operating voltage.

Starting Rate of Pay: $40.44 per hour.  Over a three-year apprenticeship program, you will receive pay increases at every qualifying level until you are fully qualified. Current schedule of pay rates are: $40.44 – 43.48 – 45.76 – 47.87 – 50.71 – 54.00 – 57.04 – 60.88.  There will be qualifying exams throughout the apprenticeship program.  You must pass each exam to progress to the next pay level; and remain in the program.

Working Conditions:

Ability and willingness to perform heavy physical work indoors and outdoors in all seasons and at times for extended periods.

Work in confined spaces and at heights up to 60 feet.

Shifts are required.

Minimum Qualification:

Must have two years of mechanical, electrical, or related technical experience (or a combination of technical education and work experience). Electrical License is highly desired.

Experience in multidisciplinary trades, including foundational knowledge across various construction and mechanical disciplines preferred.

Demonstrated mechanical inclination with a desire to learn equipment operation and maintenance.

Must have corrective vision, normal color perception, hearing and sense of smell.

Must possess and maintain a valid driver’s license to operate motor vehicles and have a satisfactory driving record.

Must possess or be willing and able to obtain the appropriate Massachusetts license and Company qualification to operate motor vehicles of any class and type required by the Company based on departmental needs.

Basic understanding of mechanical and electrical systems, with the ability to learn advanced troubleshooting.

Must have a history of safe working habits.

Performs water testing and treatment using knowledge of boiler water chemistry, maintains set parameters and laboratory procedures. Completes accurate and timely water tests; records data and performs chemical adjustments with assistance.
With guidance, operates all aspects of APC system safely and accurately. Adjusts APC system so that system performance is equal to or slightly above facility average. Works with maintenance to troubleshoot problems and assesses probable cause with assistance from Plant Operator.
Maintains work areas in a clean, neat, and orderly condition at all times.
Completes the Corporate and Plant Training Programs within the time frame prescribed.
Maintain positive work environment by acting and communicating in a manner so that you get along with customers, clients, vendors, co-workers and management.

Qualifications:

High School Diploma or GED (accredited)
Bachelors or Associates degree or equivalent is desirable
2 years working in a power plant operation or 3 years related experience

Position Summary:

MassArt is seeking a strategic and data-driven Facilities Asset Director to oversee a diverse portfolio of academic, residential, and real property assets. This pivotal role is responsible for driving asset-level performance, executing long-term capital and business plans, and ensuring that our physical footprint supports the college's mission of creative excellence. The Director will act as the primary lead for the portfolio's financial health, operational efficiency, and strategic evolution.

Essential Job Duties:

Strategic Asset Leadership: Lead the development and execution of asset-level business plans, including strategies for leasing, capital improvements, and operations. Monitor building and space usage data to provide data-backed recommendations to senior leadership and the Board of Trustees.
Financial Modeling & Analysis: Build and maintain financial models to evaluate asset management initiatives and value-add opportunities. Track and keep up to date development in the Longwood area and with the other Colleges of the Fenway.
Vendor Management: Coordinate and work in partnership with the AVP for Facilities to manage in-house and third-party property managers and vendors to ensure compliance, cost control, and high standards of facility maintenance.
Site Performance: Conduct regular walk throughs to assess physical property conditions and verify operational performance.
Lease & Space Management: Collaborate with stakeholders to execute space leases and renewals (e.g., TreeHouse Residence/Carbon Health, Artist Residence/Sodexo, and SOWA district gallery space). Conduct "rehab vs. build vs. lease" analyses for additional space needs.

Minimum Qualifications:

Bachelor's Degree
Experience: Significant progressive Financial Planning and Analysis (FP&A) experience in Real Estate, Higher Education, or Healthcare institutions.
Education: Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
Technical Skills: Expert-level proficiency in Microsoft Excel and financial modeling software; experience with property management software.
