POSITION:
The Assistant Director, Renovation & Renewal is accountable for the planning, execution, and management of Dartmouth’s capital renewal program and annual renovation projects. The program includes assessment of the campus’s facilities, grounds, and infrastructure to determine deferred maintenance needs, in addition to the recommendation of priorities for near- and long-term projects for the five-year capital renewal plan (which is updated on a routine basis). The Assistant Director will track related impact on infrastructure and annual reserve budgets (presently funded at approximately $20 million per year).

The Assistant Director will ensure the successful delivery of capital projects assigned to direct reports, including planning, estimating, budget control, permitting, construction, scheduling, reporting, and problem-solving. In addition to capital renewal projects, projects include those improvements and renovations to administrative, research, academic, residential, and athletic facilities to support the associated programs.

Dartmouth’s Campus Services Division is responsible for planning, design, construction, and operation of Dartmouth’s buildings, campus landscape, and infrastructure. Dartmouth’s facilities include over five million square feet of space in 165 buildings. These facilities serve over 5,600 students and 5,000 faculty and staff in a variety of academic, research, administrative, athletic, and residential spaces.

KEY ACCOUNTABILITIES:
PROGRAM MANAGEMENT & CONTROLS (40%)
 Oversee program leads for major capital project initiatives, including Capital Renewal, Classroom Rapid Refresh, and Title IX compliance;
 In collaboration with FO&M, facility occupants, and other Campus Services stakeholders, recommend priority of renovation and renewal projects within the capital program for incorporation into the annual capital budget (based on facility condition assessment data);
 Develop proposals to substantiate program priorities and resulting impact on Dartmouth’s buildings, infrastructure, and capital/operating budgets;
 Establish estimating and cost control procedures to ensure efficient utilization of institutional funds;
 Work with Campus Services Financial Office to ensure appropriate fiscal, procurement, and resource administration within area of responsibility;
 Ensure assigned projects follow Dartmouth’s signature authority policy;
 Collaborate with Senior Director, Project Management Services and AVP-FOM to develop and apply project delivery methods to ensure best value results; contribute to project planning and programming in conjunction with other Campus Services team members;
 Evaluate and track performance parameters; support reporting to administrative, faculty, and trustee committees on status of prospective and active facility renovation and renewal projects; ensure capital program database is kept current while maintaining the five-year capital renewal plan;
 Work with considerable latitude and independence under the general guidance of the Senior Director, Project Management Services; take initiative in anticipating technical issues and problems that will confront the College.

PROJECT MANAGEMENT (20%)
 Be accountable for successful management of capital projects during transition between the planning phase through assignment of a dedicated project manager;
 Keep stakeholders well-informed of project status through regular team meetings and presentation of capital project reports; take leadership role to resolve areas of disagreement between project stakeholders; collaborate and coordinate activities with Directors and Managers within Facilities Operations and Management, including project scope, impact on operations, and technical specifications;
 In collaboration with Associate General Counsel for Facilities and other Campus Services constituents, coordinate submissions to Jurisdictional Authorities for permitting and ensure compliance with appropriate regulations;
 Be accountable for project quality control and cost control; provide budget updates, review proposed change orders, and discuss project issues with Director as needed; coordinate the value engineering process.

STAFF MANAGEMENT (30%)
 Guide and give technical and managerial assistance to subordinate employees in the performance of their duties; collaborate with Senior Director, Project Management Services to ensure parallel personnel administration policies and objectives among staff;
 Serve as a role model, advocate, and mentor to direct reports and staff; create and sustain an environment which fosters teamwork, excellence, respect, accountability, and diversity.

 Demonstrate a commitment to diversity, inclusion, and cultural awareness through actions, interactions, and communications with others;

QUALIFICATIONS:
 Bachelor’s degree in a technical field (engineering or architecture) or related to construction or project management or the equivalent;
 Ten years of direct experience in the planning, design, and management of major capital construction projects, including LEED certified buildings;
 Experience building effective capital programs;
 Documented success meeting budget and schedule targets;
 Experience managing teams, including staff resource allocation and deployment, training/skill development, and regular evaluation.

PREFERRED
 Familiarity with high-performance building, landscape design, construction, and standards;
 Knowledge of utility systems, current energy efficient building systems, and energy conservation best practices;
 Excellent communication skills;
 Conceptual thinking and strong attention to details;
 Ability to work with diverse (and at times opposing) constituencies;
 Familiarity with Town, State, and Federal codes and ordinances;
 Knowledge of OSHA construction safety standards and regulations;
 Ability to develop and maintain project budgets, cash flow projections, and schedules;
 Skill in interpreting architectural and construction contracts.

SENIOR MANAGEMENT :
Patrick O’Hern
Senior Director, Project Management Services

Patrick O’Hern is a seasoned professional known for his expertise in project management. He has a strong educational foundation, including a Civil Engineering degree from Northwestern University and an MBA from the Kellogg School of Management.

Mr. O’Hern’s career journey has been marked by significant roles, including Senior Project Manager roles at Arcadis U.S. and CB Richard Ellis. However, his most impactful contributions have been at Dartmouth College.

Joining as Capital Renewal Program Manager in 2014, O’Hern demonstrated exceptional skills in planning, executing, and managing Dartmouth College’s infrastructure projects. This led him to the position of Director of Project Management Services in 2020, overseeing a range of projects.

In April 2022, O’Hern’s leadership role grew to Senior Director, Project Management Services. His influence continues to drive successful project outcomes at Dartmouth College. Patrick’s journey exemplifies dedication, expertise, and impactful project management.
