Job Profile Summary

​This role focuses on activities related to the support services functions, such as dietary and food services, environmental services, general facilities, repair and maintenance, parking, sterilization and transportation to ensure all required support activities are completed in a timely manner and meet the organization's quality standards and expectations. In addition, this role focuses on performing the following General Facilities, Repair & Maintenance duties: Operates, monitors and maintains, troubleshoots, repairs and replaces facilities mechanical components and systems such as electrical equipment, HVAC (heating, ventilation and air conditioning) and plumbing. An organizational related support or service (administrative or clerical) role or a role that focuses on support of daily business activities (e.g., technical, clinical, non-clinical) operating in a “hands on” environment. The majority of time is spent in the delivery of support services or activities, typically under supervision. An entry level role that typically requires little to no prior knowledge or experience, work is routine or follows standard procedures, work is closely supervised, and communicates information that requires little explanation or interpretation.

Job Overview

This position may be assigned to any Facilities Department shop and will work independently or with tradesmen to complete operations, maintenance and general project tasks. Areas to include, but not limited to, landscape maintenance, snow removal, trash collection and disposal, furniture and equipment moving, construction labor, televisions, pneumatic tube system, lighting, electrical, HVAC and plumbing.

Job Description

Minimum Qualifications:

1. High school diploma or equivalent.

2. One (1) year of experience in maintenance or construction.

Preferred Qualifications:

1. Vocational or trade school training.

2. One (1) year of experience in maintenance or construction.

Duties and Responsibilities: The duties and responsibilities listed below are intended to describe the general nature of work and are not intended to be an all-inclusive list. Other duties and responsibilities may be assigned.

1. Plans and organizes assigned work and complete required documentation daily.

2. Plants, cultivates, waters, fertilizes, weeds, edges, mows, trims, sweeps, rakes, digs, mulches, prunes, shears and other functions of exterior landscaping work.

3. Cleans up litter, debris and other refuse from grounds, rooftops, gutters, window wells, sidewalks, driveways and storm drains.

4. Operates light trucks and other vehicles, various gasoline, diesel and electrically powered tools and equipment used in facility maintenance and construction work.

5. Performs snow removal, sanding and chemical snow and ice melting operations using hand and powered tools, equipment and vehicles.

6. Performs construction demolition work using various hand and power tools and clean up construction sites of waste and debris.

7. Transports, loads, lifts and places large, bulky and/or heavy furniture, fixtures, equipment, boxes and crates utilizing manual lifting, moving equipment and light rigging as may be necessary.

8. Performs light assembly of items such as furniture, fixtures and shelves and install in designated locations.

9. Performs preventative maintenance and light repairs in assigned areas such as removing, installing, lubrication, cleaning, washing, polishing, and minor adjustments for Carpentry, Painting, Electrical, HVAC, and Plumbing Departments.

10. Attends staff and training meetings as required and participate in Fire and Disaster Programs as directed.

11. Performs all duties in a safe and professional manner and in accordance with established policies and procedures.

12. Must maintain the appropriate operating licenses and certificates in order to operate motor vehicles and various equipment as required by state and local regulations.

Physical Requirements:

1. Work throughout the hospital including, but not limited to, exterior campus, patient rooms, treatment areas, common areas, labs, hazardous material storage areas, and rooftops where safety of patients and visitors must be considered.

2. May work in equipment rooms and in restricted spaces, exposed to extreme cold or high heat conditions, dust, dirt, synthetic oils, cleaning materials and aerosols, fiberglass and asbestos containing materials.

3. Ability to occasionally lift up to 50 pounds.

4. Moving self in different positions to accomplish tasks in various environments.

5. Remaining in a stationary position, often standing or sitting for prolonged periods.

6. Moving about to accomplish tasks or moving from one worksite to another.

7. Operating machinery and/or power tools.

Skills & Abilities:

1. Knowledge of safe use and maintenance of other hand and power equipment used in grounds maintenance.

3. Ability and willingness to be trained in specific areas of maintenance and construction techniques as may be required.

4. Ability to work alone or as part of a team to complete work assignments.

5. Ability to read, write and complete simple arithmetic calculations.

Overview

The Department of Facilities Services is responsible for the efficient and cost effective operations, maintenance, and management of all Tufts University facilities, consisting of approximately 5 million square feet of space on three campuses (Somerville/Medford, Grafton, and Boston).
A broad range of services is provided to support the University campuses, including: facility maintenance by all trades, capital maintenance, information technology systems for operations (work control, time capture, preventative maintenance), energy and utilities systems, recycling and waste management, event services, residential facilities coordination, grounds maintenance, and facility condition assessment and tracking. Facilities Services plays a critical role in planning for the $30M/year deferred maintenance investment.
Related functions, which require close coordination with this department, are public and environmental health and safety, planning, design, and construction of capital and deferred maintenance projects, including major repairs, renovation, and new construction.

What You'll Do

-The Maintenance Mechanic II assists with repairs, maintenance, and installations in accordance with diagrams, operations manuals, manufacturer’s specifications, and management oversight.
-The Maintenance Mechanic II performs light carpentry work, carpentry repairs and installations, as well as performs maintenance and repair work not requiring a license on HVAC, Plumbing, and electrical systems.
-Examples of types of equipment repairs include, but are not limited to:
refrigeration, air conditioning, electric motors, heating units, motor controllers, waste/supply lines, light commercial furnaces, boilers, burners, intake and exhaust fans, VAV boxes.
-They routinely use hand tools, power tools, and precision measuring and testing instruments in the performance of their duties.
-This position is considered essential as defined in the Tufts University Employee Handbook.

What We're Looking For

Basic Requirements:
-Minimum of 5 years of experience in the facilities industry, performing maintenance and light construction
-High School diploma or GED
-Valid US driver’s license
-Must be physically able to meet all job requirements
-Must maintain a professional appearance at all times and adhere to the University’s uniform policy
-Must follow rules and regulations as described in the university and CBA Handbooks
-Must be conscientious, adaptable, and have the ability to communicate and work respectfully with co-employees, students, faculty, and staff
-Must have working knowledge of computers in a Windows environment, including use of e-mail for communication, and be adaptable to the use of portable technologies for the logging and tracking of work activities
-Possess a sound working knowledge of Computerized Maintenance Management Systems (CMMS)
-Must have good oral and written communication skills with the ability to read, write, and comprehend the English language
-Must possess good time management and organizational skills, including the ability to multi-task, tactfully deal with unforeseen challenges and people, and work well in a team setting with other technicians and trades professionals
-Ability to verbally communicate with the customer, as the Position is front-facing and is the department liaison between the department and the customer.
-Must be able to articulate the work performed and the solution to the problem in a way that can be understood by a non-maintenance professional
-Required to work indoors and outdoors in potentially cramped spaces, during inclement weather year-round
-Ability to read and comprehend construction drawings/blueprints

Preferred Qualifications:
-Seven (7) years of experience in the facilities maintenance industry
-Experience with computers for creating Word documents
-Experience in the use Maximo CMMS system.

Special Work Schedule Requirements:
-Flexibility in work schedule required due to campus-related emergencies, events occurring nights and weekends, and special events such as matriculation and commencement

The pay rate for this position is $38.17 / hour.
