SUMMARY DESCRIPTION
The Mechanical, Electrical, and Plumbing (MEP) Supervisor is responsible for overseeing and coordinating the operation, maintenance, repair, and improvement of campus-wide mechanical, electrical, and plumbing systems. This position provides technical oversight and field supervision to ensure the safe, reliable, and efficient operation of critical campus infrastructure.
Reporting to the Director of Facilities and Planning, the MEP Supervisor will work collaboratively with Facilities staff, outside contractors, and campus departments to support daily operations, preventive maintenance, infrastructure improvements, and capital projects.
The MEP Supervisor will also serve as the campus's licensed Master Plumber, providing hands-on plumbing services and technical expertise related to domestic water, sanitary drainage, gas distribution, and associated building systems. The position will directly perform routine and small-scale plumbing repairs while coordinating and supervising outside contractors for larger or more complex projects related to mechanical, electrical and plumbing trades.
Candidates must possess a valid driver's license and successfully complete a post-hire background check. The position includes a required 90-day probationary period, after which the employee's performance and ability to successfully fulfill the responsibilities of the position will be evaluated.

ESSENTIAL FUNCTIONS AND KEY OBJECTIVES
MEP Responsibilities
● Supervise and coordinate the daily operation, inspection, maintenance and repair of campus mechanical, electrical, and plumbing systems.
● Ensure the safe, reliable, and efficient performance of HVAC systems, central steam plant, chiller, pumps, motors, generators, electrical distribution systems, lighting, water, gas and sanitary waste systems.
● Develop, implement, and monitor preventive maintenance programs utilizing AssetEssentials, our computerized maintenance management system.
● Coordinate preventive, corrective, and emergency maintenance activities to minimize equipment downtime, extend asset life, and maintain operational continuity and efficiency.
● Conduct routine inspections with boiler plant contractors and daily maintenance of the central boiler plant.
● Provide technical expertise and support in the planning, engineering and installation of new and retrofitted MEP systems, ensuring compatibility with existing campus infrastructure.
● Act as a liaison between facilities and other depts on campus in the receipt, troubleshooting, and completion of MEP-related work orders.
● Provide technical guidance, field supervision, and logistical support to Facilities tradespeople and outside contractors to ensure work is completed safely, efficiently, and in accordance with established quality standards.
● Manage MEP-related work orders in AssetEssentials, including priorization, assignment, progress monitoring and closeout documentation.
● Maintain accurate MEP equipment inventories, maintenance histories and asset records in AssetEssentials.
● Support Director of Facilities and Planning in MEP procurement and cost accounting
● Assist Director of Facilities and Planning in the planning, development, and implementation of campus-wide building management system upgrade.
● Identify opportunities to improve system reliability, operational efficiency, energy performance, and long-term infrastructure sustainability.
Plumbing-specific duties
● Maintain a current and valid Journeyman or Master Plumber license.
● Perform all assigned plumbing work. It is assumed that this position will take care of small-scale repairs in dorm and residential settings. The position will outsource and supervise large-scale commercial repairs.
● Familiarity and proven experience in buildings repair and maintenance;
● Perform all work in an OSHA-compliant manner and provide safety and quality assurance for all work sites and equipment in accordance with OSHA regulations
● Serve in on-call rotation and respond to emergency maintenance situations as required.

COMPETENCIES
● Demonstrated experience in the operation, maintenance, troubleshooting and repair of campus or manufacturing MEP systems.
● Ability to supervise tradespeople, coordinate outside contractors and manage competing priorities.
● Excellent verbal and written communication skills.
● Strong organizational skills and attention to detail, particularly in maintenance documentation, work order management, and asset tracking.
● Proficiency with Google and AssetEssentials applications is preferred
● Minimum of 5 years of progressively responsible experience in plumbing installation, troubleshooting, repair and maintenance, preferably within a commercial, manufacturing, institutional or campus environment.

EDUCATION AND LICENSURE
● A degree in facilities management is preferred.
● Current MA plumbing license is required.
● A valid driver’s license is required
