The Office of Physical Resources & Planning (OPRP) provides complete and integrated planning and design services, construction management, building renewal, maintenance, and operations management to maintain the physical resources of the FAS campus

The Area Manager is responsible for facility management of 20+ buildings, 776,000 sq. ft., and an annual operational budget of 10+ million. The building portfolio includes classrooms, administrative offices, faculty departments, library collections, research centers, and loading docks.

Job-Specific Responsibilities:
• Provides leadership, supervision, and guidance to Building Managers and Administrative Coordinators to support the portfolio
• Prepares and monitors annual building budgets (close, constant budget monitoring for all buildings/budgets and reporting to OPRP Finance)
• Establishes preventative maintenance programs; oversees processes needed for maintenance, emergency repairs, safety programs, and renovations.
• Ability and skill set to understand building systems, projects, etc. Request, work with, and understand what is being requested/quoted from vendors.
• Analyzes, plans, schedules, and manages multiple projects and renovations, including some capital projects.
• Reviews computer-based HVAC, security, and fire systems, monitors safety compliance, coordinates inspections, and ensures compliance with codes and regulations.
• Directs and oversees the day-to-day activity of custodial staff, mail clerks, building trades, and numerous contractors to ensure timely, cost-effective, and correct completion of work.
• Maintains the security of the buildings through proper attention to access control, security procedures, and the condition of locking devices.
• Responds to emergency situations as appropriate during both working and off-hours.
• Carries out programs of the Office of Physical Resources.

Working Conditions: This is an on-campus critical position.

Physical Requirements: Ability to perform daily physical activity, including walking to and from various buildings, climbing multiple sets of stairs, and walking from room to room on each floor to inspect the physical condition of the building

Basic Qualifications:
8+ years’ experience in the management of physical facilities, including vendor and/or staff supervision experience.

Additional Qualifications and Skills:
• Excellent communication skills; ability to assess needs, set priorities, and deal with stressful situations.
• Computer skills necessary, including proficiency in work order systems, daily maintenance, invoice processing, budget, and payroll management.
• Must enjoy working with students.
• Experience in the management of physical facilities in a University setting preferred.

Additional information
Standard Hours/Schedule: 35 hours per week
Compensation Range/Rate: Salary grade 58; the salary will be determined based on the position and the candidate’s relevant experience.
