The Lead HVAC Mechanic is responsible for overseeing and performing the maintenance, repair, and installation of HVAC equipment, ductwork, controls, exhaust systems, and other building mechanical equipment. This role provides technical leadership, guidance, and support to HVAC technicians and maintenance staff, ensuring high-quality workmanship and adherence to preventive maintenance standards. The Lead HVAC Mechanic is expected to troubleshoot complex HVAC and control systems, coordinate workflow, ensure compliance with codes and regulations, and promote a safe, comfortable environment for all building occupants.

Job Responsibilities

Leadership & Oversight
• Provide daily leadership, technical direction, and mentorship to HVAC technicians and maintenance staff.
• Assign, prioritize, and review HVAC work orders to ensure timely and accurate completion.
• Serve as the primary technical resource for advanced troubleshooting, diagnostics, and system optimization.
• Oversee contractor performance, ensuring quality, compliance, and adherence to project specifications.
• Train team members on new equipment, procedures, safety practices, and best-in-class maintenance standards.
• Assist management in planning HVAC projects, developing preventive maintenance programs, and identifying capital improvement needs.
• Monitor team productivity and ensure adherence to company policies, safety protocols, and regulatory requirements.

Technical Responsibilities
• Troubleshoot HVAC equipment and controls to identify problems and perform necessary repairs.
• Conduct ongoing preventive maintenance on HVAC equipment in alignment with facility standards.
• Install ductwork, refrigeration piping, air-conditioning units, and exhaust equipment.
• Operate, maintain, and log all HVAC and MEP equipment; ensure accuracy and completeness of team documentation.
• Respond to tenant service requests; model positive and professional customer service for the team.
• Perform and oversee preventive maintenance and repairs on HVAC-related plumbing and electrical systems.
• Maintain computerized or manual logs detailing preventive work performed on equipment; verify accuracy of team submissions.
• Support inventory management by monitoring stock levels, approving replenishment requests, and ensuring availability of critical supplies.
• Respond promptly to emergency situations and client concerns; coordinate team response as needed.
• Review tenant/client improvement plans and inspect construction areas for compliance with building rules and regulations.
• Manage fire alarm and sprinkler systems, coordinating shutdowns, inspections, and tests with vendors and contractors.
• Inspect buildings, grounds, and equipment for safety hazards or malfunctioning conditions and report findings to management.
• Maintain and operate life safety and fire systems.
• Perform minor repairs on doors, hardware, locks, windows, ceilings, and floors.
• Evaluate maintenance operations and recommend improvements or cost-saving opportunities; support implementation of approved changes.
• Ensure compliance with all codes, regulations, governmental directives, and company policies while maintaining safe work practices.
• Maintain effective daily communication with property management, engineering staff, security, tenants, and contractors/vendors.
• Perform additional related duties as assigned, including snow removal, assisting other trades, and emergency repairs.

• Provide guidance and direction to employees across departments when HVAC expertise is needed.
• Maintain strong relationships with customers, clients, tenants, and vendors.

Requirements (Knowledge, Abilities, Skills, and Experience)
• Active HVAC License.
• Minimum of five years of experience as an HVAC mechanic in a commercial or industrial facility; prior leadership or lead-level experience preferred.
• Familiarity with HVAC and electrical codes and the ability to enforce compliance within the team.
• Strong ability to plan, organize, and direct work assignments.
• Proficiency in brazing, soldering, and welding.
• Mechanical and electrical aptitude with large-tonnage HVAC equipment.
• Ability to change refrigeration compressors, service cooling towers, rebuild/replace large centrifugal pumps, service/repair VAV boxes, troubleshoot energy management controls, and perform system programming.
• Ability to work varying shifts, weekends, and holidays as needed.
