The role’s primary responsibility is to monitor various building automation system computers to ensure that systems are automatically operating within specified parameters (temperature, humidity, static pressure, amps etc.). When systems are not operating correctly the operator must take a specific documented course of action to protect equipment, personnel and research. The operator also monitors the BAS system for energy efficient operations.

Summary of Essential Functions:

Regular and predictable attendance required to support the needs of the team and the client
Monitors the alarm status of various automation systems as specific to the site. These systems typically include: BAS (JCI, Siemens, Honeywell, etc.), Fire Alarm Systems (such as Notifier).
Enter work orders related to system and equipment problems into Maximo and coordinate with work order execution personnel.
Maintain a logbook detailing all alarms and critical activities that occurred on his/her shift. This log book may be either electronic or hard bound.
Work under the direction of others to maintain “change control” over the BAS system.
Ensure transparent transition between site & regional monitoring where applicable.
Review AHU reports to ensure building temperatures are comfortable and consistent throughout building.
Ensure that alarms for research related equipment are reporting appropriately.
Seasonal programming for system monitoring.
Confirm that alarm ranges (high/low) are appropriate for all set points such as discharge air temperatures and space temperatures.
Develop state-of-the-art equipment Sequences of Operations to allow equipment to be run efficiently and self-diagnosing of abnormal conditions.
Recommend maintenance and upgrades to BAS hardware, communication and network devices
Preventive Maintenance Responsibilities
Database restores or archives
Database backups
Operating system back-ups
Program Holidays and events into the system
Assist technicians with troubleshooting
Prioritize Instrumentation and Control related work orders
Snapshots should be taken which indicate CFM totals that can be used to determine if static pressure, water pressure is able to be reduced. This data can be compared week by week to see where opportunities exist to reduce equipment on times, or operating pressures.
Hood operations to be checked periodically to ensure that hoods are reducing flow set points during unoccupied hours both at night and more importantly during the day.
Verification of Lead/Lag sequencing on pumps and fans to ensure that equipment life is maximized and down time is reduced.
Commissioning – Work with project team in regards to BAS related equipment on project and assist with project team to develop and implement commissioning protocols
Submittal reviews – BAS and related projects
Participate on project team to add input for BAS architecture and eventually project signoff for BAS related installations
Administration

Administration Responsibilities
Manage BAS service contracts
Compile BAS Metrics
Serve on regional BAS team for collaboration of Best Practices
Manage hood certification program
Manage Hood testing program
Manage Lab ventilation program
KNOWLEDGE, SKILLS AND ABILITIES:

High School Diploma or Equivalent, 2 or 4 year degree preferred.
Specialized training/certification in BAS/BMS or HVAC Systems, preferred 3-5 years relevant experience.
An in-depth understanding of building automation systems with emphasis on Siemens and Honeywell.
A working knowledge and understanding of automation system architecture (head end vs. local controllers and the overall bus/communication architecture)
Knowledge of HVAC equipment and how it is controlled and alarmed in an industrial/commercial environment.
Proficient in Word, Excel, and other Microsoft Office Suite programs.
Must have strong written and verbal communications skills to effectively communicate with all customers.
Ability to sit for long periods of time. Willing to work 8- hour and 12-hour shifts on days, nights, and weekends. Essential employee required to work during holidays and site closures.
